PROVIDENCE SQUARE SHOPPING CENTER GETTING EXTREME MAKEOVER; REWARDING LONG-TIME TENANTS AND ATTRACTING NEW ONES

CHARLOTTE, N.C. (September 24, 2019) — Built in 1972, South Charlotte’s Providence Square Shopping Center, that enjoyed its heyday back in the 70’s and 80s with Harris Teeter and Eckerd as anchors, is getting an extreme makeover.

Since those large retailers departed in the early 2000’s, the shopping center, located off Providence Road at International Dr., 1.5 miles south of the Fairview/Providence intersection, has taken on a different personality attracting smaller tenants needing larger spaces at a reasonable rental rates.  Long-time tenants include: Young’s Dress Maker (30 years), Walsh Kelly School of Irish Dancing (20+ years) and Kumon Tutoring Center (10+ years).  Newer additions over the past few years, including Kinetic Heights, Paul Rousso Studio and Charlotte Ambush Field Hockey, have further enhanced the diverse tenant base.

“Providence Square offers the only retail/office opportunity in the immediate area and is convenient to all of South Charlotte,” said Daniel Levine, President of Levine Properties and the owner of Providence Square. “The time is right to reimagine this hidden gem for our current tenants and renew the mid-Century aesthetic to attract new ones.”

Renovations, that began earlier this summer, include the demolition of one building to be replaced by a smaller modern building as well as a full renovation and redesign of the two-story office building, parking lot and common area.  The investment is already paying off.

Salons by JC, a San Antonio-based salon franchise, recently signed a lease there that will transform 7800 sf into a modern and luxurious salon and spa with 39 salon suites. The franchise leases private suites and provides resources to independent beauty professionals allowing them to manage their own businesses. Their third location in Charlotte, Salons by JC is betting big on this new location accessible from both Providence and Sardis Roads. Ross Levin from R2 Properties represented the Landlord and Brooks Bailey from the Chambers Group represented Salons by JC.

“Charlotte has been a great market for us as evidence of the 98% occupancy rate at our first two locations in Carmel Park and South Park,” said local Salons by JC franchisee, Luis Moreno. “This third storefront at Providence Square, expected to open before the end of the year, will allow us to access and serve a large population between Monroe and Park Road and attract skilled beauty professionals in the area.”

All Providence Square renovations are expected to be completed by summer 2020.  There is currently 40,000+ sf of office and retail space available in the 80,000 sf shopping center.                                              ###
